DESCRIPTION: Authentic cyanotype (blueprint) Chicago-area map from 1925 with interesting illustrations of local transportation including an electrified trolley and coal-fired steam locomotive. A fine, unique early 20th century artifact that should appeal to advertising collectors or others with interests in Evanston or Chicago, Illinois and the expansion into the suburbs. Dated within to 5/28/25. Drawn by J.R.W.A.

Right-hand side of this neat piece shows a large scale map with major streets centered on the Howard Ave Subdivison No 2. Concentric circles drawn at one mile intervals for 3 miles total radius. Left hand large-scale map of the Subdivision with side streets Jonquil Terrace, Lehigh Ave., Dobson Street, and North Meade Ave. Lots already sold are highlighted with dark red pencil.

The new subdivision was located at the intersection of Gross-Point Road and Howard Ave (now Street). Also crossing that intersection is a proposed trolley car line on Howard Ave. and the Chicago, Milwaukee and St. Paul R.R. with a locomotive drawn heading northbound pulling a freight car and four passenger cars.

Text describes restrictions, title guarantor, and contact details for the Lake Shore Realty Co. at Consumer's Building Room 1716. 220 State Street. Phone Wabash9180.

Restrictions were: " Howard Ave is restricted to business buildings of stone or brick construction, two or more stories high. Balance is restricted to residence or apartment buildings of stone or brick construction." Titles guaranteed by Chicago Title & Trust Co.

In the 19th century blueprints (cyanotype prints) were generally scarce as blueprinting had only been invented in the 1870's and by 1899 the process was beginning to become widely adopted as a quick method of reproducing maps, plans, and architectural diagrams. Blueprinting was a well-accepted business tool in 1925 but no other copy of this map is found online.

No other copy of this map and sales advertisement is located anywhere. <br></br> A group of Chicago developers led by Charles Wacker established the Chicago Heights development in the 1890's as an industrial suburb. Wacker bought up much of the land around the two railroads. Developers convinced residents to change the name to “Chicago” to associate it with its booming neighbor to the north and “Heights”because the location is one of the highest in the county. <br></br> Key features on the map include Elgin, Joliet and Eastern Railway (or Outer Belt RR), , Michigan Central Railroad, Rolleston, the New Stock Yards, Joliet, Evanston, Waukegan, Lake Michigan. <br></br> Recto with a map of the Chicago area and the location of the new addition highlighted in red ink; Chicago Heights in black ink. Verso with a comparison of the Chicago Heights development vs. Ferbrache and Welton's new development that highlights the large profits investors could expect by buying in the addition where land was less expensive than in Chicago Heights. A list of reasons investors could make money by purchasing in 1891 include: <div class="indenttextblock"> <ul style="list-style-type: circle;"> <li>The highest ground in Cook County. <li>Railroads running over 100 trains per day. <li>Abundant water supply… </ul> </div> The ad concludes with a financial incentive that sounds too good to be true: <div class="indenttextblock"> "You will attend the World's Fair of course [Opened May 1, 1893]. Then provide for all your expenses by buying a lot in this Subdivision and <b>we will guarantee to sell it for you by that time at a profit of over One Hundred Dollars ($100).</b>" </div> George H. With a very unusual mechanical enhancement (string) for animating the map that foreshadows later computer-generated animation of TV weather maps. <br></br> This manuscript map was drawn during the early days of television by P. J. Hoff, one of Chicago's best known TV's personalities, at WBBM Channel 2. Hoff was known for his large weather maps drawn with a black wide-tipped marker and populated with two-dimensional cut-outs representing weather features: clouds, raindrops, umbrellas, suns, and an assortment of cartoon characters including Nanook North Wind, Susanna South Wind, and "The Vice President in Charge of Looking Out the Window." <br></br> Here the "V.P." is fashioned with two strings to permit the character to be pulled though a wringer with a bucket at the bottom labeled "H 2 0". All in fun to illustrate the forecast for rain. At right, a Chinese character promises more of the same weather in the eastern part of the weather area: "Allee Samee Okley You Sneeze." Today that stereotype would be considered politically incorrect. <br></br> With an ink MS dedication by Hoff to David Rowley. <br></br> Hoff (1896-1981) was born Piercy J. Hoffstrom in Mounds, Oklahoma. In 1963 Hoff was so well known locally that he patented and sold a "P.J. Hoff Weather Kit" with a printed blank map, cut-out characters, and other weather-related items based on his on-air maps as his prototype.
